KANSAS AGRICULTURAL LAND VALUES, 1999

Kansas' average value of all farmland and buildings for 1999 is estimated to be $580, 1998 was $577, and 1997 value was $565. Since 1992, values for all farmland have shown annual increases but at a declining rate. Kansas' farmland values increased 0.5 percent between 1998 and 1999. The 0.5 percent increase in Kansas land value compares to a 1.8 percent nationwide increase estimated by the U.S. Department of Agriculture.

THE LAND VALUES SURVEY--BACKGROUND

The Agricultural Land Values Survey was conducted during June 1998. The questionnaire asked respondents to provide information on the value of the land they operate and the rental rates for any land the rented. Additional land values and rents data was collected in the June and December Agricultural Surveys.

The Census provides the official base for estimates of all farmland values. However, the Census takes place once every five years and covers agricultural land on an overall basis only. The Land Values Survey and Agricultural Surveys provide data to make annual estimates of both market values and rental rates for different categories of farmland. All data in this report between 1994 and 1998 has been revised based on the 1997 Census of Agriculture.


The average values in this report encompass a wide range of soil types and pastures. These data are more appropriate for studying overall trends and should not be used to establish rental rates or market values.

FARMLAND VALUES -- U.S. AND KANSAS

The January 1, 1999 U.S. farm real estate value, including land and buildings, averaged $992 per acre up 1.8 percent from 1998. The average U.S. farm real estate value rose $18 per acre from $974 in 1998, the smallest increase since 1992. The 1999 increase continued the climb in farm real estate values that began in 1987.

In Kansas, 1999 marks the eighth straight annual increase in all farmland value. The all farmland value estimated for Kansas in 1999 is $580, up 0.5 per-cent from 1998. This is the smallest increase in value since 1991 when value actually declined. The 1999 value still falls short for the record set in 1982 of $628 per acre. Figure 1, below shows the comparison of the Kansas value versus the U.S. value. The trends tend to follow the same course.

DISTRICT LEVEL AGRICULTURAL LAND VALUES

Kansas district level values for all farmland experienced a mixture of increases and decreases. From 1998 to 1999, two districts report moderate increases, three show a slight increase, one shows no change, and three show slight decreases. The percentage changes range from a 4.1 percent increase in the northwest district to a 1.3 percent decrease in east central district (see figure 2).

The table on the following page shows the average rental rates for farmland in Kansas for 1997 and 1998. Rental rates for 1999 have yet to be established.
